Terms & Conditions

Please ensure you read and fully understand these booking terms and conditions. If anything is unclear, please contact us so we can explain in further detail to avoid any misunderstandings.

All Guests (and any Visitors) must comply with all conditions and any other instructions from the Property Manager Mr. Matthew Noyce and Mrs. Julie Noyce during their stay.

Bookings are subject to the following terms and conditions:

Bookings:

  • The balance must be paid no later than 1 week before the commencement of your holiday. If the balance is not received by the due date, then your holiday will be treated as a cancellation and the client will remain liable to pay the balance of the rent.
  • All cancellations must be notified in writing. 100% of paid prepayments refundable when cancelled 14 days before arrival or earlier. 0% refundable if cancelled after.
  • We strongly advise that you take out comprehensive travel insurance to cover cancellations. If you choose not to, then you accept responsibility for any loss that you may incur due to your cancellation.
  • Your booking will not be cancelled by the owner except in exceptional circumstances beyond our control. Notification will be given of the cancellation as soon as possible and we will promptly refund all payments made for your holiday. Our liability for cancellation will be limited to payments made to us.
  • Bookings cannot be accepted from persons under eighteen years of age.
  • We reserve the right to make reasonable amendments or additions to these terms and conditions without notice.
  • The client may in no circumstance re-let or sublet the property, even free of charge.
  • The owner shall not be liable for any temporary defect or malfunction of any equipment, machinery or appliance in the building or grounds.
  • Compensation will be considered on a case-by-case basis for any temporary outage of electricity, gas, water, internet connection or television service, and is solely at the discretion of the owner.
  • The owners are not responsible for the loss of any personal belongings or valuables of the guest.
  • All inventory must remain in the property and not be taken to another property.
  • The owner reserves the right to refuse a booking without giving any reason.
  • We or our representatives reserve the right to enter the property at any time to undertake essential maintenance or for inspection purposes.

Safety & Security:

  • Guests are responsible for the safety and security of their children at all times. Never leave children without adult supervision.
  • Please lock the doors and close the windows when you leave the property unoccupied.
  • Please make sure you switch off lights, heating, air conditioning or any electrical appliances when you go out – we’re an environment conscious holiday home.
  • Lighting candles inside the property is not permitted.

Damages & Breakages:

  • Damage deposit – In making a booking you accept responsibility for any theft, breakage or damage caused by you, pets or any member of your party and agree to indemnify us in full for any loss that we may incur as a result.
  • A pre-authorization of £400.00 (GBP) security deposit is held on 0 days before arrival and voided on 7 days after departure, less the cost of damage/breakages.
  • Damages and breakages – please treat the facilities & accommodation with due care so that other guests may continue to enjoy them. If you notice something is missing or damaged in your accommodation, please let us know immediately so that we can take the appropriate action. If there has been any damage or breakages during your stay, we would be grateful if you could report them promptly, especially before check-out. The accommodation will be inspected at the end of the holiday & you may be charged for any loss or damage.
  • To avoid Damages and Breakages please do not move any furniture from one room to another.
  • Please remove shoes before entering the main living space.
  • Please don’t take any bath towels with you to the beach.

Visitors:

  • The maximum number of guests staying overnight at the accommodation at any time must not exceed 6.
  • Guests are allowed a maximum of 4 visitors at any time during their stay.
  • Guests are responsible for ensuring maximum visitor numbers are not exceeded; and visitors are complicit with these House Rules.
  • Any additional overnight Visitors must be approved in advance during the booking process and are subject to an additional fee of £150 per person per night. Permission is given at the sole discretion of the property manager.
  • We reserve the right to terminate the booking without notice and without refund in case of a breach of this condition.

Functions:

  • No parties or events
  • No Stag parties
  • No Hen parties
  • All male groups must be pre-approved.
  • Any small gathering must comply with other rules set regarding Noise, the Neighbourhood and Visitor numbers

Smoking:

  • Vaping, e-cigarettes or smoking anywhere inside the premises will result in immediate termination of occupancy and forfeiture of all payments. This must be strictly adhered to, and any breach of this condition will result in a £200 fine.
  • Cigarette butts must be disposed of properly (in ashtray provided) and not thrown on property grounds. Failure to do so will result in a £50 deduction from the security deposit.
  • Ash tray must be cleaned at the end of your stay.

Parking:

  • Please park your vehicles in the designated parking spaces, ensuring cars do not block access to other properties and shows consideration to neighbours and other vehicles.
  • Parking is limited to 1 vehicle.

Baby Equipment:

  • After each use, the highchair must be thoroughly cleaned and returned to its designated storage area at the end of your stay.
  • If you are using the travel cot, please use the waterproof under sheet and the cotton top sheet provided for the cot mattress. At the end of your stay please remove the sheets from the cot mattress and place in the empty bath with the dirty towels.
  • When finished with the travel cot, it must be folded and returned to its storage location along with the instructions at the end of your stay.
  • The baby changing mat supplied must be wiped clean after every use and placed back in its designated storage area.

Pets:

  • Only 1 pet is allowed at one time, notifiable upon booking. Any additional overnight pets must be approved in advance during the booking process and are subject to an additional fee of £10 per pet per night. Permission is given at the sole discretion of the property manager.
  • Pets must NOT be left unattended inside or outside property.
  • No dogs are allowed upstairs or on any of the beds. Please use stair gates installed if required.
  • Before you allow your dogs on the sofa, we kindly request that you ensure they are clean and dry and that you use one of the doggy throws provided, to protect the sofas.
  • Guests are responsible for cleaning up after their pets and prevent them from fouling inside the house, digging in the garden or walking over the garden flower beds.

Noise & The Neighbourhood:

  • Guests are always fully responsible for their children, as well as any disturbance caused to other residents in the Neighbourhood.
  • Guests and Visitors must keep noise to a minimum as not to disturb the occupants of neighbouring properties – especially during night-time hours; 10pm – 8am, and upon arrival and departure.
  • Excessive noise is always prohibited and may result in termination of the rental agreement, eviction, loss of rental paid and extra charges which may be deducted from the Security Deposit.
  • Guests must notify the Property Manager of any disputes or complaints from neighbours as soon as reasonably practicable.

Outside:

  • Barbecue – No barbecues are allowed on the deck. Any barbecuing must be done on the patio. Any damage caused by cooking outside will incur charges which may be deducted from the Security Deposit.
  • Garden furniture must be covered using the cover provided at the end of your booking.
  • All garden furniture cushions must be returned to the appropriate storage locations. Please DO NOT leave them out in the rain.
  • Please make sure the parasols are NOT left up / open and are put down / closed after use. At the end of your stay please return the parasols to their stored locations inside the property (Please take care when carrying it through the property as to not cause any damage).
  • Guests are advised to take care when using the decking and walkway, as they may be slippery, particularly in wet weather. Please use appropriate footwear and proceed with caution.

Rubbish & Recycling:

  • Guests and their Visitors are to dispose of Rubbish and Recycling in accordance with the usual practice at the Rental (as set out below) in the allocated bins, and excess rubbish must not be left in public or common areas.
  • Rubbish and Recycling arrangements at the Rental are as follows: No need to put out the bins, they are collected from the front of the property. If Guests are staying longer than 7 days, they are responsible for collecting the correct bins and returning them to the designated area at the front of the property.

Check-In & Check-out:

  • Check-In time is at 16:00pm (4pm), unless otherwise stated with prior written agreement.
  • Check-Out time is at 10:00am, unless otherwise stated with prior written agreement. This allows the accommodation to be thoroughly cleaned and prepared for incoming guests.
  • ALL keys MUST be returned securely to the lock box.
  • Any issued keys not returned at the end of your stay will result in the cost of replacement locks being charged to the Guest.
  • Empty all internal bins into designated outdoor bins.
  • Strip beds of all linens and place in empty bath.
  • Place all used towels in the bath. If you find that you have not used one or two, please leave them in the bedrooms.
  • Clean all dirty dishes and empty dishwasher.
  • Ensure that all windows and exterior doors are fully closed and locked.
  • If you have used the highchair please wipe down and return to its stored location.
  • If you have used the travel cot, please put used both mattress sheets with the towels in the bath, fold away the cot as found and return to its stored location.
  • Please return all cushions to the outside storage boxes and under the stairs. If you have used the parasols please collapse down and return them to their stored locations inside the property.
  • Lock the parking barrier in the upright position using the padlock provided and scramble the code once locked at the end of your stay.
  • The owner reserves the right to make a charge to cover additional cleaning costs if Guests leaves the property in an unacceptable condition.

  • Any problem or complaint which you may have concerning your holiday must be immediately reported directly to us/our representatives and we will endeavor to put matters right. Any complaints not reported to us/the property manager at the time and only reported after you have returned from holiday may not be considered by the owner.

Compliance:

  • Breach of any of these Rules is a breach of the Terms and Conditions of occupancy as per the Rental Agreement.
  • The Owner and Manager reserve the right to terminate permission to occupy and to evict without compensation from the Rental, any Guests or Visitors who refuse to follow these Terms & Conditions or who cause a nuisance to neighbours or other residents of the community.
  • This property is privately owned and is our home. We expect all guests to enjoy the facilities and treat the property with the same respect that they would with their own house.
  • Please ensure that all areas are left clean and tidy, and report any maintenance issues as soon as they arise. We appreciate your cooperation in helping us maintain a peaceful and pleasant environment for everyone.
Havana House Weymouth takes every reasonable precaution to ensure the safety of guests. However, guests stay at their own risk. The owners will not be liable for any accidents, injuries, or losses that occur due to guests' own actions, negligence, or failure to follow house rules. This does not exclude liability where unlawful under UK law.
